Pier and beam repair in Amarillo

Amarillo's older neighbourhoods are full of raised-floor houses, and they fail in ways a slab never does — more gradually, more repairably, and usually more cheaply.

Why Amarillo has so many of them

The city's housing stock has a distinct shape to it, and it comes from the boom. When enormous gas and oil reserves opened up across the Panhandle in the 1920s, Amarillo's population went from roughly 15,500 in 1920 to 43,122 by 1930 — nearly a tripling in a decade. Whole neighbourhoods went up fast, in the era when a raised wood floor over brick or concrete piers was simply how a house was built.

That stock is concentrated in the older core: the Plemons-Eakle district, Amarillo's first historic district, with homes largely built between the 1910s and the 1950s; the San Jacinto Heights addition, laid out just before the First World War and later made famous by its stretch of historic Route 66; and the established blocks around Bivins and Wolflin. If your house is in one of those, there is a good chance you are dealing with pier and beam rather than slab.

How the system works

A perimeter beam or stem wall carries the outside walls. Inside, girders run across the crawl space carried on piers, and floor joists span between them. The City of Amarillo's published pier detail spaces interior piers at five feet on centre in each direction for a pair of 2x6 girders, and calls for a minimum of eighteen inches of clearance from the crawl space grade to the underside of framing.

Failure comes from one of four places: a pier that has settled or tipped, a girder that has sagged between piers, joists that have rotted or been notched by a plumber, or a perimeter beam that has moved. Each has a different fix, and telling them apart is the whole job.

The good news about raised floors

A pier and beam house is adjustable in a way a slab is not. Shims can be added, a pier can be reset or replaced, a girder can be sistered or supported with an additional pier. Access is through the crawl space rather than through your tile. That is why levelling an older Amarillo house is frequently a smaller undertaking than repairing a slab of similar age — the system was designed to be got at.

The counterpoint is that shimming treats the symptom. If a pier settled because the soil beneath it never had enough bearing, shimming it level buys time and nothing more. Ask whether the pier itself is being addressed or just packed up.

What gets checked underneath

  • Whether piers are plumb, intact, and actually bearing on their footings rather than hanging.
  • Girder condition — deflection between piers, splits, crushing at bearing points.
  • Joists for rot, insect damage, or field notching that removed structural depth.
  • Standing water or persistently damp soil under the house, and where it comes from.
  • The sill plate, its termite shield, and whether soil has crept up to within eight inches of it.
  • Ventilation, or in an unvented crawl space, whether the vapour retarder and insulation detailing are intact.

The moisture trap in older Amarillo houses

Decades of landscaping raise grade. Beds get built up, topsoil gets added, mulch accumulates, and slowly the ground outside climbs toward the sill. On a raised-floor house that does two things at once: it blocks crawl space ventilation and it puts damp soil in contact with wood that was never meant to touch it. A large share of what looks like structural failure in a pre-war Amarillo home starts as a grade problem that took forty years to arrive.

Questions worth asking

  • Are you replacing or resetting piers, or only shimming? What is under each one?
  • What is the plan for crawl space moisture, and is it in this price?
  • How much lift are you attempting, and where do you expect plaster or tile to crack?
  • Is any joist or girder being replaced, and does that need a permit?

How a raised floor gets brought back to level

The work happens from underneath, which is the fundamental advantage of the system. A technician works through the crawl space with bottle jacks or screw jacks positioned against the girders, and the house comes up in small increments across many points rather than in one movement.

Sequence matters. Lifting typically works outward from the areas of greatest deflection, and it is taken slowly — often over several visits on a house that has settled substantially — because timber framing, plaster and any masonry above need time to accommodate the change. A fast lift on an old house is how you turn a levelling job into a plastering job.

Once the framing is where it should be, load is transferred permanently. Shims carry it from that point on, and their material matters: steel shims and properly rated composite pads hold their dimension indefinitely, while softwood offcuts crush and rot. Asking what is going under your girders is a reasonable and revealing question.

When shimming is enough and when it is not

If a pier is sound, plumb and bearing properly on an adequate footing, and the deflection is in the framing above, shimming is a legitimate permanent repair. If a pier has settled because whatever it bears on was never adequate, shimming it level is a treatment of the symptom. The pier will continue to settle and you will be back.

The distinction is made by looking at the base of the pier, not the top. A pier standing on a small pad of concrete cast directly on soft ground is transmitting the full load of that part of the house into a very small area, and the pad will punch downward until it finds equilibrium. Replacing or enlarging the footing, or driving a proper pier beneath it, is the durable answer.

Amarillo's published pier detail gives a sense of what adequate looks like: a reinforced concrete pier with vertical bars and hoops, bearing well below crawl grade, with interior piers spaced at five feet on centre in each direction for a doubled girder. Older houses were frequently built to nothing like that spacing, which is why sagging girders between widely separated piers are such a common finding.

Girders, joists and the additional pier

Where a girder has deflected between supports but is otherwise sound, the usual remedy is to add an intermediate pier rather than to replace the timber. It is cheaper, less disruptive and structurally sufficient. Where the timber itself has been compromised — split at a bearing point, crushed, rotted at an end, or notched by a plumber running a line — sistering a new member alongside the old one restores the section.

Joist damage tends to cluster in predictable places: near bathrooms and kitchens where water has been present, at the perimeter where soil has come up against framing, and wherever a trade has cut through to run services. A thorough assessment looks in those places first.

Why the crawl space cannot be left out of the price

Every failure mode above is accelerated by moisture. Damp soil beneath a pier loses bearing capacity; damp timber loses strength and attracts decay; repeated wetting and drying loosens every connection in the floor system.

A levelling job that restores the geometry but leaves the crawl space wet has bought time rather than solved the problem. If the quote you are holding covers jacking and shimming but says nothing about where the water is coming from or what is being done about it, that gap is the thing to raise before signing.

Phasing the work when the budget will not stretch

Raised-floor houses lend themselves to staged repair in a way slabs do not, and on an older property with a long list of findings that flexibility is worth using deliberately rather than by accident.

The order that generally serves best puts water first, structure second and level last. Stopping moisture entering the crawl space arrests the process that is degrading everything else, and it is usually the cheapest item on the list. Replacing or supporting genuinely compromised timber comes next, because a rotted joist is a safety matter rather than a comfort one. Bringing the floor back to level is the item that most affects how the house feels to live in, and it is also the one that can most safely wait.

What should not be phased is anything holding up a load. If a girder is failing at a bearing point or a pier has tipped out of plumb, that is not a comfort issue and deferring it risks a considerably larger repair.

There is a practical argument for staging beyond cost, too. Correcting crawl space moisture and then allowing a season before levelling lets the timber come back toward a stable moisture content, and framing that has dried out will hold an adjustment better than framing that is still swollen. A contractor who suggests waiting between phases for that reason is giving you good advice rather than deferring revenue.

Get the whole picture priced even if you intend to do it in parts. A full scope with items sequenced and individually costed lets you make decisions about order, and it prevents the common outcome where the cheap work is done first and the expensive work turns out to have been made harder by it.

What the published pier detail specifies

Amarillo's residential foundation manual includes a drawn interior pier detail, and it is worth knowing what it asks for because it gives you a standard to compare an existing crawl space against.

The detail shows a round reinforced concrete pier of twelve-inch diameter, containing four vertical reinforcing bars with hoops, bearing below crawl space grade with clearance maintained above. For a girder made up of a pair of two-by-sixes, piers are spaced at five feet on centre in each direction. A non-corrosive termite shield sits between masonry and timber, and a vapour retarder covers the crawl space ground. For uninsulated accessory buildings the manual permits wider spacing, up to eight feet on centre, reflecting the lighter loads involved.

Compare that with what is commonly found beneath an older house and the gaps are usually obvious. Unreinforced piers. Piers set on a shallow pad cast directly onto soft ground. Spacing at eight or ten feet under a house rather than five. Timber sitting directly on masonry with no separation. Bare soil under the whole crawl space.

Each of those is a specific, identifiable deficiency with a specific remedy, which is genuinely good news. Unlike a slab, where the structure is buried and largely unalterable, a raised floor exposes its own problems to anyone willing to go and look, and every element can be added to, replaced or supplemented without disturbing the house above.

When you receive a scope of work on a pier and beam house, it should identify which of these conditions exist and address them individually. A quotation that offers only to level the floor, without any statement about pier condition, spacing, bearing or separation, has described the symptom and left the causes in place.
