Foundation crack repair in Amarillo

Not every crack is a warning and not every crack is harmless. The pattern, the width and the direction tell you which one you have.

Reading the crack

Concrete cracks. It is a brittle material poured wet and cured dry, and shrinkage alone produces fine cracking in nearly every slab ever placed. The question is never whether there is a crack but what shape it is and whether it is going anywhere.

The measurement that costs nothing

Before you call anyone, take a photograph with a coin or ruler beside the crack, note the date, and mark the ends of the crack with a pencil line. Do it again in three months. A crack that has not moved is behaving differently from one that has grown a sixteenth of an inch, and that single data point will make any professional conversation more productive.

Around Amarillo you may find a crack that opens through a dry winter and closes through a wet August. That cyclical behaviour is the local clay doing what it does. Sustained one-directional growth is the pattern that indicates real movement.

How cracks get repaired

Epoxy injection is a structural repair. Cured epoxy is stronger than the concrete either side of it, so the crack is effectively welded shut and the section restored. That is the right choice for a crack in a structural element that has stopped moving, and the wrong choice for one that is still active — the concrete will simply crack again beside the repair.

Polyurethane injection is a water-stopping repair. It stays flexible, tolerates some ongoing movement, and expands on contact with moisture to fill the crack fully. It is the usual choice for basement and stem wall cracks where keeping water out is the objective.

Mortar joint repointing handles stair-step cracking in brickwork, but only after the reason the brick moved has been dealt with. Repointing a wall that is still moving is decorating.

Carbon fibre strapping is used where a wall needs restraining against continued bowing, adhered across the face to resist further deflection.

Sealing is not fixing

This is the part that has to be said plainly. Filling a crack restores the appearance and stops water passing through it. It does not address whatever moved the concrete. If the cause is a downspout emptying against the grade beam or a bed watered daily beside the wall, the same crack — or a new one nearby — comes back.

Any crack repair quote worth accepting includes a view on why the crack formed. If nobody has walked your exterior grade and looked at where your roof water goes, the diagnosis is not finished.

How epoxy injection is performed

The procedure is more exacting than the phrase suggests, and shortcuts show up later. Injection ports are fixed to the face of the concrete along the crack at intervals roughly matching the thickness of the member. The crack between ports is then sealed on the surface with a paste, which is what allows the injected material to travel through the crack rather than escaping at the face.

Injection begins at the lowest port on a vertical crack and continues until material appears at the next port up, at which point the operator moves upward. That progression is what proves the crack has actually filled rather than simply accepting resin at one convenient point. Ports are capped as they are passed, the material cures, and the surface seal and ports are ground off.

Done properly, the cured epoxy is stronger than the surrounding concrete, and the section is genuinely restored rather than cosmetically closed. Done as a bead of filler smeared into the visible groove, it is decoration.

Choosing between the two injection materials

Epoxy is rigid and structural, and it is the correct choice only for a crack that has stopped moving. If the section is still active, the cured epoxy will not yield and the concrete will crack again immediately alongside the repair — often within a season, and usually blamed on the workmanship rather than on the specification.

Polyurethane remains flexible after curing and expands on contact with moisture, filling irregular voids and tolerating continued movement. It is a water-stopping repair rather than a structural one, and it is the right answer for a wall where the objective is keeping damp out while the underlying movement is dealt with separately.

Choosing between them therefore depends on knowing whether the crack is active, which is a question about time rather than appearance. It is the reason the monitoring described below has real value.

Monitoring, done properly

A crack monitor is two overlapping plates fixed either side of the crack with a graduated scale, giving a direct reading of movement. They cost very little. Failing that, a pencil line across the crack at each end, a photograph with a ruler in frame, and a written date will do the job.

Read it at intervals through a full year, because the local pattern is seasonal. On reactive soils here, a crack may open through the dry winter months and close again through a wet August without indicating any progressive problem at all. Only a full cycle distinguishes that normal breathing from genuine one-directional movement, and committing to a structural repair before you have seen one is committing on incomplete evidence.

Carbon fibre, and what it is actually for

Carbon fibre strips adhered across a wall face resist further deflection. They are a restraint system, not a lifting or straightening system — a wall that has already bowed stays bowed, and the reinforcement stops it going further.

Installation quality decides everything. The concrete surface must be properly prepared, the resin correctly mixed and worked in, and the strips terminated so that load transfers into sound structure at both ends rather than stopping in mid-wall. Where a strip ends is the point that matters most, and it is the detail worth asking about.

Brickwork, and the order of operations

Stair-step cracking through mortar joints is the most common visible symptom on houses here, and repointing it is the last step rather than the first. Fresh mortar in a joint that is still moving will crack again on the same line, and the repair will be more obvious than the original defect because the new material will not match.

Deal with the movement, allow a period to confirm it has stabilised, and repoint after. A contractor willing to sequence it that way is telling you something useful about how they work.

Disclosure, records and the value of a paper trail

Crack repair carries a consequence beyond the physical work, and it catches people out when they come to sell. In Texas, sellers of residential property complete a disclosure notice covering known defects and past repairs, and foundation work is squarely within what a buyer will ask about.

The instinct is to see this as a reason to keep repairs quiet, and it is the wrong instinct. Undisclosed work that a buyer's inspector discovers looks considerably worse than disclosed work supported by documentation, and it converts a manageable conversation into a suspicious one at the least convenient stage of a transaction.

Well-documented repair is close to neutral in a sale and can be positive. What buyers and their lenders are wary of is uncertainty rather than history. A folder containing the original assessment, the scope of work performed, the invoice, any engineer's letter and photographs from before and after answers the question directly, and a question that has been answered stops being an objection.

So keep the paperwork from the outset, including for small jobs. A sealed crack with an invoice and a photograph is a repair. The same crack sealed with no record is something a future inspector will find, describe cautiously in a report, and recommend further investigation of — at which point you are paying someone to establish what you already knew.

The same applies to monitoring records. If you watched a crack for a year and it did not move, that record is evidence of stability, and it is worth as much in a future negotiation as it was in the original diagnosis.

Brick weep holes, and a moisture path people seal shut

Brick veneer on a modern house is not waterproof and was never intended to be. It is a rain screen: water passes through the masonry, runs down the back face, lands on flashing at the base and exits through weep holes. Amarillo's details specify those weeps at three-sixteenths of an inch at a maximum of thirty-three inches on centre, positioned immediately above the flashing, with a mortar net or approved material behind to keep the cavity clear.

Two things go wrong with this, and both show up as symptoms people attribute to the foundation. Weeps get blocked — by mortar droppings during construction, by paint, by sealant applied with good intentions, or by soil and mulch built up over the bottom course. And grade rises until the weep line and its flashing sit below the surrounding soil, at which point the drainage path discharges into the ground or, worse, admits water in the opposite direction.

The result is water held in the cavity against the sheathing and the sill, and moisture appearing inside at floor level. That reads convincingly as a foundation problem and is not one.

It is worth checking on any house showing damp at the base of a wall. Look along the first course above grade for small regular openings in the vertical joints. If you cannot find them, or they are below soil level, or somebody has neatly caulked them shut, you have found something worth correcting before spending money on structural investigation.

The same applies before any repointing work. Repointing a brick wall without preserving the weeps converts a functioning rain screen into a water trap, and it is an easy thing for a well-meaning mason to do if nobody raises it.
