Drainage and grading correction in Amarillo

Almost every foundation problem in the Panhandle is a water problem underneath. This is the work that addresses the cause rather than the symptom.

The two numbers that govern everything

The City of Amarillo's residential foundation details specify finish grade sloped half an inch per foot for a minimum of five feet away from the foundation, and a minimum of eight inches between soil and the sill plate. That is it. Those two figures do more to protect a house on Panhandle clay than any product you can buy.

The problem is that houses drift away from them silently. Beds get topped up each spring. A patio gets poured. Backfill settles over a decade. Nobody makes a decision to violate the grading detail; it just gradually stops being true, and then one August a corner of the house starts moving.

Why a dry climate is not a safe climate

Amarillo averages roughly nineteen to twenty inches of precipitation a year. That is modest, and it lulls people. What matters to a foundation is not the annual total but the swing — how far the soil moisture content travels between its driest and wettest state, and how quickly.

Here the swing is severe. Winter is the dry season, summer brings the rain, and August is the wettest month. Storms arrive as thunderstorms that deliver their water fast onto ground that has been hardening for weeks. A clay-rich subgrade that has shrunk away from the grade beam suddenly gets a large volume of water delivered straight down the shrinkage cracks to depth. That is a far more violent moisture event than a wet climate's steady drizzle produces.

Layer irrigation on top — a lawn watered on a schedule through a Panhandle summer — and the soil immediately around the house can end up on a completely different moisture cycle from the soil twenty feet out. That differential is what cracks houses.

Playa basins and the sites around them

Scattered across the plains around Amarillo are playas: shallow closed basins sitting anywhere from ten to fifty feet below the surrounding tableland, filled with lacustrine clay. The soil that forms on their floors is the Randall series, named for Randall County, and it runs roughly 50 to 60 percent clay — a smectitic vertisol that opens visible cracks in dry spells and swells shut when water stands.

Development has grown out toward and around a number of these basins. If your property is near a playa rim, or on the slope draining into one, surface water management is not a tidiness question. Where the water goes when a storm fills the basin is a structural question, and it deserves to be addressed explicitly rather than assumed.

What corrective work involves

  • Regrading to re-establish positive fall away from the house across the first five feet, which often means removing accumulated soil rather than adding it.
  • Downspout extensions carrying roof water well clear of the foundation, either above ground or in buried solid pipe to a discharge point that daylights.
  • Swales shaped to intercept run-off from higher ground and route it around the house.
  • Bed reconstruction so that planting beds fall away from the wall and sit below the sill line.
  • Irrigation changes — moving heads off the foundation, splitting bed and lawn zones, and adjusting run times so the soil next to the house is not on a different cycle.
  • Correcting flatwork that has tilted back toward the house.
  • Tree assessment where a mature canopy is drawing moisture out of clay near a grade beam.

Sequence matters, and it saves money

If drainage is the cause and it is not corrected, structural repair is a payment plan. Piers hold what they are attached to, but they do not stop clay elsewhere under the house from swelling when water reaches it. Establish the water picture first, correct it, give the soil a season to respond, then measure again. Sometimes there is no structural work left to do. That is a genuinely common outcome and it is worth knowing before you commit to a five-figure scope.

Getting roof water genuinely clear of the house

A downspout that discharges at the foundation delivers the entire catchment of that roof plane into a few square feet of soil. On a house with a large roof, a single storm can put a remarkable volume into one spot, and it does it repeatedly for as long as nobody changes the arrangement.

Surface extensions work but get moved, mowed over and disconnected. The durable answer is solid-wall pipe, buried at a consistent fall, carrying water to a point where it can be released without loading any foundation — either daylighting on lower ground or discharging through a pop-up emitter. Two details decide whether it lasts: the pipe must be solid rather than perforated, because perforated pipe on a roof-water line simply distributes the water back into the ground along its length, and it needs cleanouts, because it will eventually need clearing.

Swales, and shaping ground that has to shed water

A swale is a shallow, broad depression shaped to intercept surface flow and carry it around a structure. The instinct is to cut something narrow and deep because it looks decisive, but narrow channels concentrate flow, and concentrated flow erodes. Broad and shallow moves the same volume while spreading the energy, and it can be grassed and mown as part of the lawn rather than becoming a permanent feature nobody likes.

On properties receiving run-off from higher ground, an interception swale placed uphill of the house does more good than anything installed against the building, because it deals with water before it arrives rather than after.

The irrigation conversation

This is where advice diverges and homeowners get confused, so it is worth setting out clearly. On reactive clay, the damage comes from change in moisture content, not from moisture as such. Soil that stays at a reasonably constant moisture level moves very little. Soil that swings between saturated and desiccated moves a great deal.

That means the goal around a foundation is consistency rather than dryness. Heads should not spray the wall, beds against the house should be on their own zone rather than sharing the lawn's schedule, and run times should be set to maintain rather than to rescue. The failure pattern that cracks houses here is neglect through a dry spell followed by heavy correction — exactly the cycle that a Panhandle summer encourages.

Where a foundation has already dried and shrunk substantially, re-wetting has to be gradual. Rapid saturation of desiccated clay produces movement as violent as the drying did, and it can open more than it closes.

Trees, roots and the temptation to cut

Mature trees withdraw large volumes of moisture from clay soils and do so well beyond their canopy. Where a tree sits close to a foundation on reactive ground, its demand can shrink the soil under one side of a house through a dry summer.

Removal is frequently the wrong response and occasionally makes matters worse. Take away the demand and the soil rehydrates, swells and lifts the section that had settled, producing a new movement in the opposite direction. Root barriers installed between tree and foundation, and consistent moisture management, generally serve better than a chainsaw. This is a decision worth taking slowly.

Playa margins and where water has nowhere to go

Properties on or near the rim of a playa basin face a specific condition: the basin is closed. Water arriving there does not drain away through a watercourse; it stands until it evaporates or infiltrates. The clay on those floors is the Randall series, running roughly 50 to 60 percent clay and capable of opening visible cracks when dry and swelling shut when wet.

On such a site, routing water off your property is not automatically available as a strategy, because the receiving ground may itself hold it. The design question becomes how to keep water away from the structure while accepting that the wider landscape will retain it — which usually means raised, well-drained ground immediately around the building and a deliberate decision about where the surplus goes.

A maintenance rhythm worth keeping

Drainage work is not a one-off purchase. Everything installed to move water away from a house depends on staying clear, and the things that block it — leaves, silt, soil creep, mowing debris, root growth — arrive continuously. A modest routine keeps a correctly built system working for decades.

Twice a year, clear gutters and check that every downspout is still connected and still discharging where it was designed to. Disconnected extensions are the single most common failure, because they get knocked, mown around and never reattached, and a downspout dumping at the wall undoes the entire drainage scheme it belongs to.

Once a year, walk the perimeter and look at the grade. Soil settles, mulch accumulates, beds get topped up, and the fall away from the building degrades gradually until it reverses. Catching that while it is a shovel's worth of work is considerably cheaper than catching it when the house tells you.

Where swales exist, check they have not silted up or been flattened by traffic and mowing, and where drains have cleanouts, have them flushed periodically rather than waiting for a blockage to announce itself.

The single most informative thing you can do, though, costs nothing at all: go outside during heavy rain and watch. Water behaves in ways that are impossible to predict from dry ground, and five minutes of observation in a real storm will show you exactly where it collects, where it runs and where it is going that it should not. Most homeowners have never once looked, and almost everyone who does finds something they did not expect.

Where city drainage ends and yours begins

Amarillo operates a dedicated drainage utility as a city function, which tells you something about how seriously stormwater is taken on a flat, clay-rich landscape where water does not readily leave on its own. The city's system handles water once it reaches the street and the public network.

What it does not do, and cannot do, is manage what happens on your lot. The journey from your roof to the street is entirely your responsibility, and it is the part of the journey where all the foundation damage occurs. A perfectly functioning municipal system does nothing whatever for a house where roof water is landing at the grade beam.

That division of responsibility is worth stating because it changes how people think about the problem. There is a tendency to regard drainage as something that either works or does not at a neighbourhood scale. In reality the decisive fifteen feet are the ones between your downspout and the point where water finally leaves your control, and those fifteen feet are yours to design.

It also has a practical consequence for discharge. Any drainage work has to release water somewhere legitimate, and directing a concentrated flow onto a neighbouring property is both bad practice and a reliable source of dispute. Where your lot cannot shed water naturally — which on genuinely flat ground is common — the design question becomes how to get it to a point where the public system can accept it, rather than how to push it off your boundary.

If a proposal does not clearly state where the water ends up and by what route, that is the question to ask before anything is dug. It is the part of the design most often left vague and the part most likely to cause trouble later.
