On an exposed site the grading and the surface treatment immediately around the building carry more responsibility than they would elsewhere.

The other exposure factor is what happens in winter. Wind strips heat from the ground and from any water sitting in concrete, and drifting snow accumulates against structures and then melts against them. A drift that builds along a wall through a cold week and releases its water into the soil at the base over a warm afternoon is a concentrated wetting event that nobody logs as rainfall.

Neither of these is a reason for alarm. They are reasons to take the boring work seriously: keeping fall away from the building, keeping roof water in pipe until it is well clear, and making sure snow that accumulates against a wall has somewhere to go when it melts rather than soaking straight down beside the foundation.

Snow, and how much of it there really is

People are routinely surprised by winter in this part of Texas. The long-term record for Amarillo puts average annual snowfall at around eighteen inches, with the higher terrain of the plains west of the caprock generally receiving more than areas further east. Snow has fallen here as early as the end of September — the earliest measurable event on record at Amarillo came on 29 September 1984 — and individual years have run far above the average, with 2010 delivering nearly twenty-nine inches and ranking among the snowiest on record.

Snow behaves differently from rain where a foundation is concerned, and generally worse. Rain arrives, runs off according to your grading, and leaves. Snow accumulates against the sheltered side of a structure, sits there for days, and then releases its entire water content into the ground at the base of the wall over the course of a warm afternoon.

Drifting concentrates it further. Wind piles snow against obstructions, so the accumulation is not spread evenly around a building but banked on one or two sides — which produces exactly the uneven wetting that drives uneven movement on reactive soils.

The practical response is unglamorous and effective. Make sure grade around the building falls away properly before winter so that meltwater has somewhere to go, keep the base of walls clear where drifts habitually form, and do not pile cleared snow against the house. Where a drift reliably builds in the same spot each year, that spot deserves attention in the drainage design.
